Oblivion frame rate issue, like you have never heard of before, anyone help?

first of all you don't need every thing maxed out,turn things down to half way.i have my settings on low and there fine,yes i do have some lag but not to bad.you can also make sure all of the drivers are up to date that will help.hope this helps.
